A fire risk assessment from SPM Fire Safety starts at £250. The final price depends on the size, use and complexity of your premises, and you get a fixed quote before you book.

What the price includes

  • A site visit by Steve, a retired Watch Manager and NFRAR Advanced Level fire risk assessor
  • An electronic written report with an overall risk level
  • An action plan graded High, Medium and Low, each with a timeframe
  • The full findings and the assessor’s details recorded, as the law has required since October 2023
  • Free follow-up advice by phone or email while you work through the actions

There is nothing to pay until your report is ready.

What affects the price

Size and layout

More floors, rooms and escape routes mean more time on site. Small premises such as a flat, HMO or small shop usually take 1 to 2 hours; larger buildings take 3 to 4 hours or more.

How the building is used

Sleeping accommodation, vulnerable occupants, commercial kitchens and stored flammable materials all need closer attention.

Complexity

Mixed-use buildings, blocks of flats with common parts, and premises shared with other responsible persons take longer to assess and report on.

Information available

Floor plans, your last assessment, and alarm, emergency lighting and extinguisher service records save time on the day and can bring the cost down.

Be wary of the cheapest quote

An assessment has to be “suitable and sufficient”, and as the responsible person you must make sure whoever carries it out is competent. A cut-price or desk-based assessment that never properly looks at the building can leave hazards unrecorded, and you remain responsible for them. Since October 2023, fines for some offences under the Fire Safety Order have been unlimited.

Ask any assessor about their experience, qualifications and accreditation. For more on this, read defining a competent person for fire safety.
